五、报告摘要

Home staging has become a popular business in the real estate industry. The reason why real estate agencies stage a home is to attract offers and bring in potential buyers. This service not only helps the estate owners to speed up the selling processes but also obtain a higher price than it would under the condition that without any staging decoration. It also increases the exposure of a home on the market. A staged home can have a 5% premium of normal non-staging homes based on the National Association of Realtors’ research. As a money investment business, home staging can heavily involve supply chain and logistic related costs and management.
In the past, real estate firms allowed their personnel to purchase required items that will be delivered to client’s locations from suppliers they deem appropriate. Nowadays, as a variety of furniture, appliances and other material suffer from price hike and depreciation, more real estate firms start to sign leasing contracts with suppliers providing decorating items. The commodities offered by suppliers are divided into several categories such as bedding, kitchenware, bath, etc. The real estate company signs contracts with several suppliers for each decoration category. These suppliers spread across the city. On any day, the company needs to decorate several homes which also spread across the city. The company wants to choose suppliers to minimize its total leasing and transportation costs. If suppliers are chosen, the truck dispatched by the real estate company needs to visit these suppliers to pick up decorating items first and then deliver them to designated homes. After the house is sold, each decorating item will be returned to its original supplier. We are interested in solving the problem of selecting proper suppliers and determining the optimal transportation route simultaneously.
